Home Buying in Northwest Fresno

Buying a Fresno or Clovis Home in 2013?
Well, it’s that time of year again. The end of one year and the beginning of another. Time to set goals and hopefully not give up on them by the end of January. Some of you have decided that 2013 will be the year you finally buy your first home or maybe make a move up purchase (selling your current home & buying a bigger home).
We here at Fresno Real Estate have worked really hard this past year and learned a few helpful things that we would like to pass on to Fresno home buyers. Here are a couple easy tips for you for 2013 to make your Fresno home buying experience a little more smooth and less stressful.
3 Tips for Home Buying in 2013
1. Choose your Realtor wisely: You may not believe me but there are actual Realtors that do not want, or at least do not like, to work with home buyers. They feel like they take up too much time and don’t pay off. Find a realtor that will take the time to educate you on the local market and the buying process. Buying a home is a huge decision and you’ll want to find someone that will invest in your dream with you. If you feel like your agent isn’t giving you the time and the information you need, let them know and if they don’t meet your needs, find a new one.
2. Be Clear on what you want and need: One of the most effective ways to buy a home in today’s market is to be very sure of what you want. You may not always know exactly at first and that’s okay.
3. Be patient and don’t give up: Today’s real estate market in Fresno is a very challenging and difficult climate. Yes, it still is somewhat of a buyer’s market – only because prices and interest rates are still low. However, you will quickly realize that sellers and all cash investors have the upper hand. With listing inventory at record lows, multiple buyers line up to buy a property and are forced to compete with one another for what really is (in most cases) an inferior home. So, be ready to buy and make an aggressive/competitive offer.
SOOOO, what to do? Be patient and don’t give up. Educate yourself (through your Realtor and other online sources) with what is working in today’s market and enjoy the ride. You have much to be excited about in 2013 – try to make buying a home a positive and fun experience.

Avoid These Common Buyer Mistakes
We here at Fresno Real Estate work with a lot of Fresno home buyers. So, when we come across helpful information for buyers we like to share it. We have the privilege of working with many great mortgage professionals in the Fresno and Clovis Ca area and yet have found one mortgage planner to be one of the very best.
Kathy Tuck at imortgage is one of our greatest resources for helping Fresno home buyers. Recently Kathy shared these 4 very helpful tips on what to avoid when getting a home loan.
The Top 4 Things to Avoid
1. Do Not Pay Off Bills
Your loan officer will advise you if it is necessary to
pay off bills to help you qualify for a loan. They will
also show you the best way to pay off bills to make
sure we have the evidence we need to prove that the
bills have been paid.
2. Do Not Move Your Money
It is best to leave your money right where it is until
your loan is closed. Moving your money to a new
bank or even into a new account can wreak havoc
with the verification process.
3. Do Not Change Jobs
Changing jobs before or during the loan process can
create a real problem in qualifying you for a loan,
particularly if the job is in a different line of work or
at a lower rate of pay. During the loan process, it can
also create time delays as the new job will need to be
4. Do Not Make Major Purchases
Many borrowers make the mistake of buying a new
car, some furniture or making another major purchase
without realizing the impact it can have on their
ability to buy a home. A large monthly payment can
affect the amount of home you qualify for and, during
the loan process itself, actually make it extremely
difficult to get your loan approved.
