Are You Thinking About Buying a New Fresno Home in the Next 12 months?
It’s Never Too SOON To Start Looking!
Statistics show that most buyers will start their home search 12-18 months before they actually buy a home and that 90% of buyers start their home search online. This may seem a bit crazy but there seems to be something intrinsic in us that desires to not only find a home (a place to “be”) but to dream about what that home might be and look like. My family and I tend to move every 2-5 years (we might be a bit crazy), which means we usually start looking online months before we are even “ready” to buy. Some of today’s buyers have had a short sale or foreclosure in the recent past and feel like they will never be able to buy again. Whatever your situation may be it is never too early to start looking.
Online home searches are the most helpful way to begin your search. Most Fresno and Clovis REALTORS will be able to set you up with a search that fits exactly what you may be looking for.
Tips to consider before you begin to look and eventually buy:
- Estimate what you can afford. Typically you will be able to “afford” a mortgage at 25-30% of your gross monthly income. The best way to determine your buying power and potential is to speak with a mortgage broker/lender. If you have bad/poor credit you will need time to repair it. A great mortgage broker can assist you in repairing your credit.
- Decide on 2 or 3 areas/neighborhoods you would most like to live. Have a REALTOR set up a map search for you of those areas and email you listings as soon as they come on the market.
- Save and keep track of the type(s) of homes you like. This will help you understand what is available, how fast the homes you like sell and what price they sell for. So, when you are ready to buy you will be a savvy buyer who knows the market well.
- Do a drive-by! When you find homes online that you like, take a bike or car ride to take a look at the home(s) as wells the neighborhood. You may find out that you like a particular model of home and yet the area (even the street) is not right. You might also want to drive by your target neighborhoods on weekends to see if there are any Open Houses.
- Go For It! When the time is right you will be confident and ready to go for it! Find a REALTOR you can trust, who knows the market and will have your best interest in mind.

How to find the right Fresno home for your family is an important question to ask and answer. Here is what we suggest!
1. FIND THE RIGHT PEOPLE TO HELP!
It can be very difficult to find the right/best people to help you with this life changing decision. It is absolutely vital to find someone you can trust and that has a great track record of helping/serving people. You may want to start with asking friends and family who they have used in the past. Facebook and Twitter can be a useful tool for finding great referrals without having to call and ask all your friends and family face to face. Obviously we would love to help you find that perfect Fresno or Clovis home! Feel free to contact us anytime.
2.DETERMINE YOUR BUYING POTENTIAL (How much can you afford?).
Another very important referral you need to ask for is for a local, Fresno or Clovis mortgage or loan broker. Some people feel very happy and comfortable with their bank and it is as easy as going into your local branch and start the the process. If you do not feel all that connected to your bank ask friends and family. We would also love to suggest someone to help you along the journey.
Before you go house hunting you will need to know what your buying power and potential is. You will need a pre-qualification letter from your lender in order to make an offer on a property. The last thing you want to do is find your dream Fresno home and then find out that you can’t afford it. OUCH!
3. DETERMINE THE AREA(s) YOU MOST LIKE TO LIVE.
Determine what matters most to you in your next home’s neighborhood? Is it location, safety, schools, shopping, quiet or space? Whatever that might be take the time to ask and answer these questions first.
Great questions to ask yourself are:
- How long do I want my commute to and from work to be (10 min? 20?)?
- How close or far away from family and friends do I want to live?
- How far away church do I want to live?
- What are the Fresno or Clovis schools (if you have kids or will be having kids in the future) that I want my kids to attend?
- Will this neighborhood hold it’s value over time? How long do I wish to live in this house?

4. START LOOKING and DON’T SETTLE FOR LESS THEN YOUR DREAM HOME!

“Back in 1997 I bought my first home, it was new construction, I paid $137,000 for a 2040 sq ft home…. that translated to roughly $67 per foot. My interest rate at the time was 8.125% with a total payment of $1,017 per month.
Today, the same home as mine, in my neighborhood, is selling for $249,000 equaling $122 per foot with a total payment of $1,188 per month at a 4% rate. You can see the slightly higher minimal monthly payment quite clearly ($1,017 vs. $1,188) — but with a 8.125% interest rate only 9% of my payment ($89.62) was going towards principal, whereas if a new buyer purchased the same home in my neighborhood at today’s rate of 4% — a whopping 30% ($358.76) would go toward principal. In other words,Fresno buyers who purchase today get 2002 home prices with low interest rates but also gain a SIGNIFICANTLY faster rate of equity. But that’s not all…
Now lets talk interest paid…on the $137,000 loan, the buyer paid a whopping $229,201 just in interest. However, a $249,000 loan at 4% would be $178,956 in interest, SAVING you $50,245 in interest on a loan that’s nearly TWICE as large! Do you think you still have time to wait?
