Well, it’s that time of year again. The end of one year and the beginning of another. Time to set goals and hopefully not give up on them by the end of January. Some of you have decided that 2013 will be the year you finally buy your first home or maybe make a move up purchase (selling your current home & buying a bigger home).
We here at Fresno Real Estate have worked really hard this past year and learned a few helpful things that we would like to pass on to Fresno home buyers. Here are a couple easy tips for you for 2013 to make your Fresno home buying experience a little more smooth and less stressful.
3 Tips for Home Buying in 2013
1. Choose your Realtor wisely: You may not believe me but there are actual Realtors that do not want, or at least do not like, to work with home buyers. They feel like they take up too much time and don’t pay off. Find a realtor that will take the time to educate you on the local market and the buying process. Buying a home is a huge decision and you’ll want to find someone that will invest in your dream with you. If you feel like your agent isn’t giving you the time and the information you need, let them know and if they don’t meet your needs, find a new one.
2. Be Clear on what you want and need: One of the most effective ways to buy a home in today’s market is to be very sure of what you want. You may not always know exactly at first and that’s okay.
3. Be patient and don’t give up: Today’s real estate market in Fresno is a very challenging and difficult climate. Yes, it still is somewhat of a buyer’s market – only because prices and interest rates are still low. However, you will quickly realize that sellers and all cash investors have the upper hand. With listing inventory at record lows, multiple buyers line up to buy a property and are forced to compete with one another for what really is (in most cases) an inferior home. So, be ready to buy and make an aggressive/competitive offer.
SOOOO, what to do? Be patient and don’t give up. Educate yourself (through your Realtor and other online sources) with what is working in today’s market and enjoy the ride. You have much to be excited about in 2013 – try to make buying a home a positive and fun experience.

Great News for Fresno Home Owners Considering a Short Sale in 2013!

Finally some much needed good news for Fresno and Clovis home owners who have been considering or who have been in the midst of a short sale. According to the National Association of Realtors, “Late last night, Congress reached a settlement in the “fiscal cliff” negotiations. As a result, the Mortgage Forgiveness Debt Relief Act has been extended for another year. The measure will continue to exempt from taxation mortgage debt that is forgiven when homeowners and their mortgage lenders negotiate a short sale, loan modification (including any principal reduction) or foreclosure.”
Quick steps to get started on the Short Sale Process
1. The next step for Fresno home owners is to contact their attorney as well as their tax adviser to get the information they need to proceed with a short sale. They will help you determine if a Short Sale is a right for you and your family.
2. Contact a qualified and experienced Fresno Short Sale Agent. Although we would love the opportunity to help you (Shameless plug
) make sure you find an agent who knows what they are doing.
3. Once you have found the right people to help… GET THAT HOME LISTED ASAP! The Fresno and Clovis market is in serious need of good homes like yours. Get an idea of what your home is worth and set an appointment with a Realtor.

Foreclosed Inventory Down In Fresno Ca
Homes in Fresno Ca that have been foreclosed have seen a steady decline over the last 12 months, down 34.69% according to foreclosureradar.com. Although this is a healthy and exciting trend for the Fresno families, it may be mixed news for the overall Fresno housing market.
With inventory at an 8 year low nationwide and the winter months looming we may be in for a quiet market and a frustrating market for Fresno home buyers. Current Fresno home buyers are finding the buying market to be frustrating and taking too long to find a good home. Unfortunately, this trend may last through the winter months and even may get worse before it gets better.
As you can see from the information on the chart, foreclosed homes in Fresno Ca are trending down. This is partially due to slightly better economic factors as well as the increasing numbers of banks who are working with borrowers to either modify current loans or work through a Fresno short sale in place of a foreclosure. These factors will drive inventory lower, which will keep demand high and sustain prices for a time.
One question we get asked a lot these days is, “What about the ‘Shadow Inventory’?” Sellers ask because they are worried about their property values and buyers ask because they would love to see more inventory for them to choose from.
Personally, I have been hearing about this infamous inventory for years. We know that it exists, but the idea that there will be a huge flood of homes unleashed all at once seems highly unlikely. According to industry experts like Corelogic and others, the overall shadow inventory has decreased over the last year, which makes for even less worry or concern.
However you decide to assess the current Fresno housing market, one thing is for sure… foreclosed homes in Fresno Ca are here to stay. Likewise, they will continue to be a great buying opportunity for Fresno Investors and Fresno families for years to come. My hope is that we see a slight increase in supply to meet (not exceed) the demand; prices see a steady increase and happy Fresno home buyers find exactly what they are looking for.
