When I (Matt) got into the real estate business 7 years ago the term “Short Sale” was not even a part of the vocabulary of my training and testing.  Sadly, for most of us these days, “short sale” is now a house hold term.  Many Fresno homeowners find themselves in homes that are, in some cases, $100k+ upside down (negative equity).  Many stressed sellers are hesitant and worry about a short sale and the potential damage to their personal/financial well being.  It is a difficult decision When it makes sense to keep an underwater home.  Whatever situation you find yourself in it is important to consider all your options before moving forward with a short sale. The truth is that the faster your home sells, the sooner you can put the stress and financial worries behind you.

Do You Qualify for a Short Sale?

In order to qualify for a short sale you must demonstrate a “hardship”.  Examples of hardship include:

  3. Medical emergency / sudden illness

Copper River Ranch and surrounding neighborhoods continue to be some of the most sought after homes and locations in Fresno.  We have complied a short overview of sold homes in the area from 2010-2011.  These sales numbers represent all resale (traditional sales, short sales, foreclosures) as well as pre-built inventory new construction Copper River Ranch homes for 2010 and 2011.  At first glance one might assume that the numbers are discouraging.  However, inventory is down (good news for sellers), and buyer demand seems to continue to be strong.  Additionally, new construction builders like Granville Homes and Gary McDonald Homes continue to build at Copper River Ranch and Copper River Country Club… positive and stable signs for a great future.

Figarden Drive, it is centrally located and easy to get to.  The park features awesome play equipment with an area for toddlers, a water feature area that is operational in the warm summer months, and several baseball fields fitted with sunken dugouts, bullpens, and shaded bleachers.  This park is a great place to cool off on a warm summer day.  Nearby schools include Fresno Unified’s Figarden Elementary.

Located on West Sample, just south of Sierra, between Palm and Fruit.  It is small and quaint, easy to keep your eye on your little ones while they play.  I have to mention this park; it is one of my favorites.  Surrounded by an expansive grassy area with sidewalk this is a fun place to bring bikes and scooters.  Dogs are welcome in this northwest Fresno neighborhood. This park is family friendly and has a great neighborhood feel.  The park is maintained by 143 homeowners who pay additional taxes.  The park is open to the public, closes at 10 p.m., and alcohol is prohibited. Fresno Unified’s Gibson Elementary, Starr Elementary, and Kratt Elementary are all close by to serve children kindergarten to sixth grade.

  1. They don’t ask enough questions of their lender and end up missing out on the best deal. Here are 3 Quick Tips to Finding a down payment.
  2. They don’t act quickly enough to make a decision and someone else buys the house. This is really about knowing the home buying process and being able to navigate the sometimes crazy waters.
  3. They don’t find the right agent who’s willing to help them through the home buying process. It is vital you not only find a Fresno REALTOR your can trust but one that is qualified and has the heart of a teacher to help you learn the steps.
  4. They don’t do enough to make their offer look appealing to a seller. Many buyers are more then willing to listen to my advice and others have it in there mind what’s best and many times they miss out on the first couple of homes because they would not make their initial offer stronger.
  5. They don’t think about resale before they buy. The average first-time buyer only stays in a home for four years. Even in a down real estate market my family has moved on avg every 3 years over the last 11 years.
